HOMES THAT MAKE A STATEMENT
UNITING AESTHETICS AND FUNCTIONALITY
Since Trent Keirnan established TAK Property Group ten years ago, the company has been presented with more than 25 awards, including the HIA-CSR Australian Home of the Year in 2009 for the featured project.
Specialising in premium riverfront residential design and construction, TAK Property Group works throughout South East Queensland. Motivated by the challenge of each house and keen to create homes with a difference, they take on a wide range of projects and can work with designs of any nature.
The featured home is a stunning showcase of TAK Property Group’s work. While its layout is exceptionally functional, the home presents as an art form. Incorporating an innovative and diverse material palette without being too trendy, it defies convention and achieves a timeless quality. The clients wanted the home to make a statement without compromising on practicality. They wanted to embrace function over form, and to utilise the north-facing elevated river frontage aspect of the property. Glass has been used extensively throughout the design in response to this brief, making the most of the views and enhancing the connection of the interior to the outside.
There are three levels to the home, which have been zoned for convenience, with the living, dining and entertaining areas located on the ground floor with the kitchen and garage. The media and rumpus rooms are on the lower level, while the five bedrooms – each with his and hers walk-in wardrobes – are on the upper level.
The feature-packed property also has a suspended ground level wrap around pool and terrace, as well as a lift, a glass floor over the wine cellar for natural light and to establish the home’s scale, and a main bedroom that encompasses the back wing of the home with river views from the bathtub. Another awe-inspiring feature of the home is the reflection pond moat that islands the formal dining space and flows inside and out, framing the courtyard views.
Part of the design challenge for TAK and the team was to make the 15m frontage feel much bigger and to ensure every room had a water view. Another key consideration was incorporating green living features into the 800m² home, so a heat pump hot water system was installed, along with a 22,000 litre water tank for irrigation and sanitary use and low voltage LED lighting.
A range of quality products are showcased throughout the design, including large glass panels, cedar, rough cut slate, veneers, porcelain tiles, stainless steel, travertine, custom-made pendants and feature lights and Dulux Wash & Wear paint. Textured block fences with travertine cladding and landscaping comprised of Pandanus trees enhance the tropical feel of the property.
