Faced with the unenviable challenge of constructing a four-bedroom house on a tiny lot that was subject to considerable building restrictions and could not exceed six metres in width, Valley Kit Homes had to get creative to complete the featured home.

Situated in Brisbane’s bayside, the home has been built to maximise the available space and create the feeling that the home is bigger than its actual size.

To achieve the brief, Valley Kit Homes employed a number of clever strategies. They developed an open-plan design to negate a feeling of closed-in space and cramped conditions. This has enabled the whole home to look and feel larger, enhancing the clients’ comfort levels. Compounding this effect, nine-foot high ceilings have been used on the ground floor, elongating the rooms. Other design features used to exaggerate the space include building a large deck at the home’s front, which has enabled a blending of the indoor space with the outdoors. Doors have been installed between the terrace and the interior to allow an uninterrupted flow between these areas.

This design has made it easy for the clients to access food preparation areas and the deck, making entertaining effortless. By having the living spaces joined in such a way, each part of the home boasts wonderful views and receives abundant natural light.

The home’s kitchen is a sight to behold. With standout features like CaesarStone benchtops, a portable island bench and quality timber flooring, the kitchen is a highlight of the home – functional and visually stunning.

Instead of using overhead cabinetry, drawers were installed under the sink and benchtop, which has opened up the room and utilised the space in the best possible way.

Located on the first floor, the bedrooms are assured of peace and privacy thanks to acoustic wall insulation.

Throughout the home, sleek and polished colour schemes have been employed, achieving a stylish contemporary aesthetic. Neutral colours in the bathroom make the room appear spacious and luxurious, while deep reds and browns in the kitchen complement the floorboards and light coloured benchtops for an ultra-sophisticated look.
